Conveniently located minutes away from Metro Orlando, major highways, top-rated schools, and state-of-the-art medical facilities, it is the perfect location for families of all stages. Our community is a master development comprised of three sub-associations – Estate Homes, Golf Villas, and St. Ives – making up  514 homes.

Residents benefit from a manned entrance gate, a 5,000 sq ft Recreation Center boasting a top-of-the-line gym facility, 3 tennis courts, 2 pickleball and racquetball courts, a basketball court, and a gorgeous pool with a view of pristine Lake Marsha. Additionally, a full-time management staff is onsite to assist with residents needs.

The Homeowner Associations

ABOUT ORANGE TREE ASSOCIATION

The Orange Tree community is governed by the Orange Tree Master Maintenance Association, Inc. and by three sub-associations that were created to govern specific types of homes:

  • Orange Tree Estate Homes Maintenance Association, Inc.
  • Orange Tree Golf Villas Maintenance Association, Inc
  • St. Ives at Orange Tree Maintenance Association, Inc.

These associations are Florida not-for-profit corporations. By virtue of the purchase of your home, you are automatically a member of the Master Association as well as a member of one of the associations for your specific type of home. You have the right to vote in certain matters coming before your association when you pay your maintenance assessments and abide by the various provisions of the Homeowners’ Documents described in the next section.

Each of the four associations has six principal objectives:

  1. To provide continued, satisfactory maintenance services to the common areas and facilities under its jurisdiction
  2. To establish and implement sound financial policies.
  3. To establish and enforce community rules and regulations.
  4. To preserve the architectural integrity and standards of the original design of the community.
  5. To provide an effective mechanism for people who live in close proximity to one another and who have diverse interests, backgrounds, and lifestyles to share common facilities in a manner that is most convenient and respectful of personal rights.
  6. To provide an environment where social contacts among neighbors may develop.

The associations’ ability to meet these objectives is the responsibility of the members, and should be reviewed periodically.
It is essential that each association be administered professionally and objectively as a business operation, and that it is conscious of its legal and financial responsibilities. An annual budget for each association is established by the individual Boards, and is evaluated regularly to assure the quality and cost-effectiveness of its implementation.
Each association holds regularly scheduled Board of Directors meetings. The residents of the association are invited and encouraged to attend. Notice of the scheduled meetings are posted at the Recreation Center and on our website.
